24 WHAT NEXT? W e appreciate that buying a home can feel daunting and if you’re a first time buyer, it’s difficult to know where to start. Our step-by-step guide has been designed to help you manage the process with ease, keeping you on track until the moment you move in. - Choose your home Book a site visit and find out more about the apartments that are available at Station Square and The View at Station Square. Our sales agents can provide lots of additional information and assistance during your initial viewing. - Reserve your home Once you have chosen your preferred apartment you can complete a reservation form that will be provided by our agents. You pay a £500 deposit, or £1000 for a penthouse, at the point of reservation and this figure is deducted from the price of your new home on completion. - Making it all add up For expert financial advice we can recommend Financial Advisors and Mortgage Advisors should you not already have your own contacts in place. They can assist with mortgage advice and information regarding the Government’s Help to Buy Equity Loan Scheme should you require some additional assistance. - Instructing a solicitor If you do not have a preferred solicitor, we can recommend a number of local solicitors who we work with on a regular basis. You will need a solicitor to carry out conveyancing and to complete the purchase of your home. - Pre-Exchange inspection When your official mortgage offer has been issued and your solicitor has agreed the details of the purchase, you will be able to sign the contract for purchase. We would ask you to inspect the finished property at this stage to ensure you are happy with everything. At this point, contracts are exchanged and a date for formal completion is usually agreed. - Legal completion and handover Once your solicitor has received the mortgage proceeds, full and final payment of your property has taken place and you will have completed the purchase of your new home! When you move into your new home, someone will be there to meet you and talk you through everything you’ll need to know – from heating controls to where to put your rubbish out.
